Emergency Leak Guide: For Large, Constant Water Flow

If you have a major irrigation leak or a great deal of water gushing out of a pipe nonstop, follow these steps:

1. Turn Off the Sprinkler Timer

No need to unplug the timer or disconnect any wires.

2. Turn Off the Sprinkler Water Supply (if available)

Most homes have a dedicated sprinkler shutoff near where the main water line enters the property. If shutting this off stops the leak, the emergency is under control.

You likely don’t need an expensive plumber—call us to repair the sprinkler system.

3. Turn Off Water to the House

All homes have (or should have) a shut off valve at the side of the house where the water enters it from the city. Some sprinkler systems are fed through the home’s main water line. If shutting off the house water stops the flow, you’ll need a repair done immediately, possibly by a plumber who offers emergency service.

4. Still Flowing?

Call a plumber to make an emergency visit, or the city to shut off water at the street.

If you have one zone of your system that just keeps constantly running:

1. Turn Off the Sprinkler Timer

If the zone stops running, leave the timer off and call us for a free estimate. Sometimes the issue is simply a timer setting.

2. Turn Off the Problem Sprinkler Valve

You can often identify the active valve by sound or vibration. Most valves have a center screw or knob—turn it clockwise to reduce or stop flow. If this works, then call us for an inspection, estimate and repair.

If you can’t locate your valves, move to the next step.

3. Turn Off the Sprinkler Water Supply

This is usually near the main water entry point on the side of the house. If this stops the water, the emergency is handled — call us for repair.

If your sprinkler system does not have a dedicated shut off valve, take the next step.

4. Turn Off Water to the House

All homes have (or should have) a shut-off valve at the side of the house where the water enters it from the city. If the sprinklers are fed via the home’s plumbing, this may stop the flow.

You may need a plumber for immediate repair to get the water restored to your home..

5. Still Running?

Call a plumber or the city to shut off water at your water meter box, at the street.

Check your timer settings for watering frequency and duration. Multiple start times or watering on too many days of the week can cost you hundreds of dollars a month. Otherwise, an irrigation leak is likely the cause for an increase in water usage.

1. Locate Your Water Meter

Usually in a concrete box buried at the curb or alley.

2. Take the Top Off the Meter Box

Look for a dial or digital display, often under a hinged cover.

3. Check for Movement of Pointer or See if the Digital Display is Changing.

If the meter is moving constantly, water is running somewhere on your property.

4. Turn Off Water to the House

Look at the meter again. If the meter has stopped, the leak may be inside the home or in a back yard irrigation zone. That’s a good time to call us. We can help you determine which.

If the meter is still moving try the last step.

5. Turn off Water to the Sprinklers

If the meter stops after shutting off the sprinkler system water supply, the issue is in the irrigation system. Call us for an inspection, estimate and an affordable sprinkler leak repair.

We specialize in sprinkler system leaks, especially systems built with PVC piping. We do not repair household plumbing or copper water lines—those require a licensed plumber.

Older systems (40+ years old) that were built with iron pipes are at the end of their lifespan. We can do some repairs, but if the system is badly deteriorated, we’ll let you know honestly. We offer free inspections and often greatly improve the function of an iron system, but if it is too far gone, we will refer you to several trusted companies for full system replacement.

Types of Sprinkler Leaks We Repair

1. Supply Line Leaks (Pressure Leaks)

These leaks occur in the pressurized water line that feeds the sprinkler valves. Symptoms include: Constantly wet or soggy areas; Higher water bills; Water pooling near valves. Even a pinhole leak can waste water 24/7.

2. Valve Leaks

Sprinkler valves can leak in several ways:

Leak Into the Zone: Water that seeps past the valve will appear at the lowest sprinkler head of that zone. This is not a head problem—the valve needs repair or replacement.
Leak at the Valve Body: Water may leak from screws, gaskets or fittings of the valve itself. White calcium deposits, moss, or root growth around the valve often indicate a slow valve leak.
Leak at Pipes Below the Valve: Improper installation, damage or aging fittings can cause leaks in the pipe connections beneath the valves.

3. Sprinkler Pipe Leaks

Leaks in the pipes after the valves will be visible when the zone is running.

Common causes:

Tree root damage

Soil movement pulling pipes apart
Installation errors, including fittings that were never glued

4. Sprinkler Head Leaks

Leaks from or around the sprinkler heads is the most common type of irrigation leak—and the one that improves system performance the most when repaired.

Leak at a Sprinkler Nozzle: Nozzles wear out, crack, or clog, causing misdirected spray and wasted water.
Leak at a Sprinkler Head Cap: Worn gaskets or cracked head caps allow water to escape around the pop‑up stem.
Leak at the Base of the Head: The riser or swing joint connecting the head to the PVC line may split or break.
